Why smoke jobs come back

Almost every smoke job that fails does so for one of three reasons, and all three are avoidable. The first is the wrong method: protein residue from a cooking fire, wood residue from a structure fire and synthetic residue from burnt plastics each need a different approach, and using a wet method on dry residue smears it into the finish permanently.

The second is the HVAC. If smoke reached the ducts — and it almost always does, because the system was running when it happened — then every room cleaned by hand gets re-coated the next time the heating comes on. Cleaning a house and not the system it breathes through is the most common expensive mistake in this trade.

The third is painting too early. Repainting over residue that was never sealed is why a fire smell survives an entire rebuild and reappears in the first warm week. Sealer goes on framing and substrate, not just the visible face, and it goes on after the odor work rather than instead of it.

And the California-specific part: most smoke damage here comes from a fire that was nowhere near the property. Wildfire ash is alkaline, it corrodes what it settles on, and because nothing looks damaged it is routinely dismissed as dust for months.
